The best way to inherit real estate

There are three best ways to transfer property to children:

1. inheritance: the cost is low, but the procedures are cumbersome. According to the law, there are two kinds of inheritance of real estate, one is legal inheritance and the other is testamentary inheritance. 2. Gift: Free in form, but expensive. The owner of the property can give the property to anyone, but when the donee sells the house, he has to pay 20% personal income tax.

3. Buying and selling: the lowest cost and the simplest operation. Buying and selling is the most common transfer method in the market at present, and the taxes and fees generated in the transaction process are exactly the same as those of ordinary real estate. Buying and selling real estate is convenient, safe and worry-free, without too many complicated procedures. However, if the house is purchased for less than two years, more taxes and fees will be paid and the cost will increase.

Inheritance is carried out in the following order:

(1) First order: spouse, children, parents;

(2) The second order: brothers and sisters, grandparents and grandparents.

After the inheritance begins, the successor in the first order inherits, and the successor in the second order does not inherit; If there is no successor in the first order, it is inherited by the successor in the second order.
