Second, the purchase conditions
There are three ways to buy a house in Hainan: talent introduction policy, not settling down to buy a house, and buying commercial products.
For many people, what they want is to buy a house instead of settling down. The conditions for buying a house without settling down are as follows:
1. Pay social security or individual tax for at least 2 years in Hainan, and pay social security or individual tax for 5 years in the main city like Haikou;
2. Have a full-time junior college/intermediate title or above, have no housing and house purchase records in Hainan, and submit a work certificate and social security or individual tax 1 year;
3. Registered company in Hainan, buying a house in the name of the company (Haikou is not allowed), can buy a house at one time, with a tax record of nearly 1 year, and the company as a legal person must have lived in Hainan for five months;
4. Hainan needs special talents, such as talents from headquarters enterprises, high-level talents, talents from institutions (including units stationed in Hainan), talents in urgent need, talents introduced flexibly and other talents.
In the case of 1-4, buying a house in Hainan requires 70% down payment, so while meeting the conditions, a high down payment ratio is also a kind of pressure for many families.
Talent introduction policy and purchase conditions

In line with the talent introduction policy, it should also be divided into settled and non-settled.
Settled in the first residential building in Hainan, with a down payment of 30%; For the second house, Sanya pays 50% down payment, and other cities and counties pay 40% down payment. If it is in Haikou, you will pay 40% down payment after the first mortgage is repaid, and 70% if it is not repaid. Non-residential, the first down payment is 50%, and the loan period is 10 year.

Those who do not meet the requirements of buying a house and introducing talents can only buy pure commercial land products that Hainan can't buy, such as apartments, duplex, SOHO with property rights of 40 to 50 years. The down payment for such products needs 50%, and the loan period is 10 year.
